Terms & conditions
The ground rules, in the open.
These terms explain the rules that apply when you use CopperFlash — creating an account, searching for or listing property, using trade services, or buying a paid service.

The terms in plain English
A quick summary to help you find your way. It isn't part of the legal text — the full wording below is what applies.
01About these terms
These terms and conditions govern your use of the CopperFlash website, app and related services (together, “CopperFlash”). By creating an account or using CopperFlash, you agree to these terms.
CopperFlash is a property marketplace and matching platform for buyers, tenants, sellers, landlords and local trade professionals. If you do not agree to these terms, you should not use the service.
Some features may also have additional terms or information shown when you use or purchase them. Where additional terms apply, they form part of your agreement with us.
02Your account
You must provide accurate information when creating and using a CopperFlash account and keep relevant details reasonably up to date. You are responsible for keeping your login credentials secure and for activity carried out through your account.
You must not impersonate another person, create an account using information you are not entitled to use, or allow your account to be used for unlawful, fraudulent or abusive purposes.
Please contact us promptly if you believe your account has been accessed without permission.
03What CopperFlash does — and does not do
CopperFlash provides technology that helps users discover, advertise and match properties and find relevant local trade services. CopperFlash is not itself the buyer, seller, landlord, tenant, estate agent, letting agent or trade contractor in transactions arranged between users unless we expressly state otherwise.
Property transactions, tenancies, viewings, negotiations, surveys, conveyancing, contracts and trade work are matters between the relevant users and their chosen professional advisers or service providers.
Matches, alerts, distances, property information and other automated results are provided to assist discovery. They should not be treated as professional, legal, financial, valuation, surveying or safety advice.
04Property listings
If you list a property, you are responsible for ensuring that you are entitled to advertise it and that the information you provide is accurate, lawful and not misleading.
You are responsible for property descriptions, photographs, prices or rents, availability, tenure and other listing information you submit. You must have the necessary rights or permission to upload photographs, text and other material.
CopperFlash may reject, hide, suspend or remove a listing where we reasonably believe it breaches these terms, is unlawful, misleading, fraudulent, duplicated, inappropriate or could harm users or the service.
Free listings and paid or featured property services may have different limits and features. The applicable features and price will be shown when the service is offered.
05Buyers and tenants
Property searches, saved requirements, matching and alerts are discovery tools. A match does not guarantee that a property remains available, is suitable for you, can be purchased or rented by you, or that the information supplied by a listing user is complete or accurate.
You should make your own enquiries and obtain any legal, financial, surveying or other professional advice appropriate to a property transaction or tenancy.
06Local trade professionals
Trade profiles and search facilities help users discover service providers. Unless expressly stated otherwise, inclusion on CopperFlash is not an endorsement, guarantee or certification by CopperFlash of a trader’s qualifications, insurance, workmanship, availability or suitability.
Traders are responsible for the accuracy of their profile, for holding any licences, registrations, qualifications or insurance required for their work, and for complying with applicable laws and professional obligations.
Customers decide which traders to contact. A trader must not use CopperFlash information to make unsolicited contact with registered buyers, sellers, landlords or tenants where CopperFlash has not provided that user’s details for that purpose.
07Flash Alerts and location features
CopperFlash may provide property, matching or nearby alerts based on preferences and, where enabled, device location. You control whether location permission is granted through your device, browser or app settings.
Alerts depend on factors including available listing data, your selected requirements, device permissions, connectivity and technical availability. We cannot guarantee that every potentially relevant property will generate an alert or that an alert will arrive at a particular time.
You must not interact with CopperFlash alerts or your device in a way that distracts you while driving, cycling or otherwise undertaking an activity requiring your attention.
08Paid services and subscriptions
CopperFlash may offer optional paid services, subscriptions, premium listings or enhanced exposure. The price, billing period and included features will be displayed before purchase.
Where a service renews automatically, this will be indicated as part of the purchase information. You are responsible for cancelling a recurring service using the available cancellation method if you no longer want it to renew.
Payments may be processed by a third-party payment provider. Any statutory rights you have as a consumer are not excluded or restricted by these terms.
We may change future prices or features, but changes will not be applied retrospectively to a completed one-off purchase. For recurring services, appropriate notice will be given where required before a change takes effect.
09Acceptable use
You must not use CopperFlash to:
- break the law or encourage unlawful activity;
- publish false, fraudulent, discriminatory, defamatory or deliberately misleading material;
- harass, threaten or improperly contact another user;
- upload malicious code or attempt to interfere with the security or operation of the service;
- scrape, harvest or systematically extract data without permission;
- circumvent access restrictions, subscription controls or technical safeguards;
- infringe another person’s intellectual property, privacy or other rights; or
- use CopperFlash in a way that could materially damage the service or other users.
10Content you provide
You retain ownership of content you submit to CopperFlash. By uploading or publishing content, you give CopperFlash a non-exclusive licence to host, store, reproduce, display, format and otherwise use that content as reasonably necessary to operate, promote and provide the CopperFlash service.
You confirm that you have the rights and permissions needed to provide that content. This licence ends when the content is removed from the service, except where continued storage or use is reasonably required for backups, legal obligations, dispute resolution or material already lawfully shared or published.
11CopperFlash intellectual property
The CopperFlash name, branding, software, interface, design and original service content are owned by or licensed to CopperFlash and are protected by applicable intellectual property laws.
Using CopperFlash does not transfer ownership of those rights to you. You may use the service for its intended purpose, but you must not copy, reproduce, sell, reverse engineer or commercially exploit protected parts of CopperFlash except where the law expressly permits it.
12Availability and changes
We aim to keep CopperFlash available and working reliably, but we do not guarantee uninterrupted or error-free access. Maintenance, security work, third-party failures, network problems and circumstances outside our reasonable control may affect availability.
We may develop, replace, suspend or discontinue features where reasonably necessary. Where a material change affects a paid ongoing service, we will take account of applicable consumer rights and any notice requirements.
13Responsibility and liability
Nothing in these terms excludes or limits liability where doing so would be unlawful, including liability for death or personal injury caused by negligence, fraud or fraudulent misrepresentation, or rights that cannot legally be excluded.
Subject to those protections, CopperFlash is not responsible for contracts, negotiations, representations, property condition, professional services or disputes between independent users merely because they found one another through CopperFlash.
If you use CopperFlash for business purposes, additional limitations permitted by law may apply. If you use it as a consumer, your statutory consumer rights remain unaffected.
14Suspension and closing accounts
You may stop using CopperFlash at any time and may request closure of your account, subject to any information we are required or entitled to retain.
We may restrict, suspend or close an account or remove content where reasonably necessary because of a serious or repeated breach of these terms, suspected fraud, security risk, legal requirement or misuse of the service. Where appropriate, we will explain the action taken and provide a reasonable opportunity to resolve the issue.
15Privacy
Our Privacy Notice explains how CopperFlash collects and uses personal information, including information associated with accounts, listings, matching and location-dependent features.
16Changes to these terms and governing law
We may update these terms as CopperFlash develops or where legal, regulatory, security or operational changes require it. The latest version will be published on this page and the “Last updated” date will be revised where appropriate.
These terms are governed by the laws of England and Wales. If you are a consumer, you may also benefit from mandatory protections and rights to bring proceedings available under the law applicable where you live.
