Selling without an estate agent
You don't need to become an estate agent to sell your own home. CopperFlash helps you find and speak directly with buyers. When specialist work is needed, you bring in the same qualified professionals used in a traditional sale.
The simple version
You sell the home. The professionals handle the professional bits.
Selling privately changes who markets the property and deals with buyers. It doesn't mean doing the legal transfer yourself. A solicitor or licensed conveyancer can handle the conveyancing, while a buyer may use their own surveyor, lender and legal professional.
How it works
From "For Sale" to handing over the keys
Eight straightforward stages. CopperFlash helps with the connection between seller and buyer; your conveyancer handles the legal transfer.
Get sale-ready
Check what you owe on any mortgage, decide on an asking price and gather the paperwork a buyer will need. This can include title and tenure information, planning or building certificates, guarantees and a valid Energy Performance Certificate (EPC), unless the property is exempt.
List your home on CopperFlash
Add your price, photos, description and key property details. Buyers can discover the home through CopperFlash and see the information they need to decide whether it could be right for them.
Handle enquiries and viewings
Potential buyers contact you directly. Answer questions, arrange suitable viewing times and show them around the property yourself — nobody needs to stand between you and the buyer.
Receive and negotiate offers
A private buyer can make an offer directly to you. You can accept, reject or negotiate it. In England and Wales, accepting an offer does not make the sale legally binding; that happens when contracts are exchanged.
Instruct your conveyancer
Choose a regulated solicitor or licensed conveyancer, ideally before marketing or as early as possible. They prepare the legal contract, deal with the buyer's legal representative and guide the legal side of the transaction.
Buyer checks take place
The buyer's conveyancer carries out the legal checks and searches. The buyer may also arrange a survey or mortgage valuation. Your conveyancer deals with legal enquiries, with information from you where required.
Exchange contracts
Once both sides are satisfied, final contracts are signed and exchanged. In England and Wales this is the point at which the agreement becomes legally binding.
Complete and hand over the keys
The purchase money is transferred through the legal professionals, your conveyancer deals with the completion formalities and any mortgage that must be repaid, and the buyer becomes the new owner. Keys handed over. BOSH.
Who does what?
You're not doing everything yourself.
The point is to remove unnecessary mystery — not qualified professional help.
